Housing-estates represent specific areas of townscape requiring highly conceptual and thoughtful approach of the municipalities. Until now attention in Czech Republic was given mostly to buildings themselves and to their technical standard, not so much to overall development strategy and to sustainability of the whole environment. “Housing Estates, What’s Next“ project, currently ongoing at the Faculty of Architecture of CVUT in Prague pursues exactly this long-term vision for prefabricated housing estates in the Czech Republic. Core of the project lies in 20 case studies for 6 chosen sites, the results of which can be generalized into several fundamental solutions. Working method is based on comprehensive analysis of housing-estates taking into account their local as well as general characteristics. The analysis also helps to define means used to transform these areas: primarily enhancement of legibility of their spatial structure, hierarchization of open areas according to level of privacy, promotion of functional as well as typological diversity and dealing with traffic system including parking. The project also stresses necessity of a broader social consensus on future development of these areas.
