SOFT DENSIFICATION STRATEGIES AS A RENEWAL OPPORTUNITY OF CZECH REPUBLIC SUBURBIA

Like other post-socialist countries, the Czech Republic experienced an uncontrolled suburbanization after 1989. The sprawling development of individual houses in the hinterland of larger towns in Czech Republic is at the center of many current discussions about unsustainable housing, in terms of exploitation of the landscape, the environmental and economic unsustainability of individual houses and the social challenges of local communities. However, with the growing housing affordability crisis and the ongoing demand for suburban housing, these sites can also be seen as having a potential for further development. This article explores the strategies of "soft densification" of suburbs in Western Europe and their possible application to the strategic development of Czech Republic suburbia. However, density alone is not the answer to functioning localities, so the objective is to formulate the qualitative characteristics of soft densification strategies and to articulate the possible relationship between densification and the transformation of suburban localities towards more sustainable sites in terms of all four pillars of sustainability. These formulations should serve as a premise for setting appropriate rules for soft densification of suburban neighbourhoods in Czech Republic. Specific examples of "soft densification", the different approaches, and their results in European countries with longer suburban tradition can be examined in detail, including the identification of the stakeholders in the process. Soft densification strategies and policies from European countries are examined through a comparative analysis, which identifies strengths, weaknesses, and risks associated with soft densification. Key parameters are then benchmarked against Czech regulatory laws to find feasible strategies in Czech conditions. The conducted analysis shows the context of soft densification and provides a deeper understanding of possible application in Czech Republic, especially focusing on spatial aspects of these redevelopments.
