Mix-use Pernerova

The theme is Pernerova Street in Karlín, Prague. One of the four "avenues" in Karlín, the least alive. Bounded by a viaduct and the Butterfly office building. It offers two undeveloped plots. One at its western end, the other at its eastern end. Both about 200m long. Both narrow. From the south there is a track on the embankment and the steep northern slope of Vítkov. I am trying to find what Karlín needs.
