Regulatory plan - Nebušice

The draft regulatory plan for the urban district of Nebušice comes up with a possible solution that regulates the construction and use of areas for continuity with the surrounding rural development and agricultural landscape. The concept of the proposal consists of two main green axes which are perpendicular to each other and form the skeleton of the whole proposal. These axes are complemented by ring-shaped areas with different types of functions (housing, roads, orchards, vineyards, etc.). The area is regulated to reflect modern housing principles and at the same time to refer to the rural context of the whole area. Important points of regulation are therefore the storey height, roof shapes and pitches, the coefficient of the water absorption and the area intended for development.
