New Centre of Marianske Lazne

This is a multifunctional building with 14 residential units, four commercial spaces, and four floors with rentable office space. The property is part of a newly developed block of buildings that fills the space near the main colonnade. The main facade of the building faces south, so I oriented all residential units towards the southern facade. This led me to the decision to use a balcony as the communication space within the building, located on the northern side, which would otherwise not be utilized. Some of the apartments have windows facing the balcony, preventing deep dark layouts. The balcony is fully glazed. On the southern facade, I placed a bay window that enlarges the area of some apartments and creates intimate loggias.
