Annotation

Slovakia and especially Bratislava suffer from a lack of housing and this topic and its possible solutions are discussed throughout the society. In my diploma thesis I wanted to verify the possibilities of rental housing in the stabilized area of the city of Bratislava, with good access to public transport and with the possibility of using public funding for the development of the entire location. I selected plots of land on Šancová Street, near the main railway station. Part of the land belongs to private persons and part to the Ministry of Finance of the Slovak Republic. I assume that the investor would be the Ministry of Finance itself, in whose interest it is to effectively use the land in its ownership and would be willing to buy the neighboring land. The zoning plan allows for a 30% share of flats on the western plot, so I decided that the other areas would serve as rental offices for companies and coworking for individuals. The coexistence of the Ministry of Finance, rental housing and a startup offices will create a synergistic effect that will attract active young city people into the area, looking for an unconventional and inspiring place to live.
