Annotation
The research project focuses on the application of analytical data with a geographic component, in particular real estate information about real estates, into evaluation models that will be the practical part of the dissertation. All this, in line with the latest research on this issue, in relation to spatial autocorrelation (influence of adjacent real estate prices) and spatial non-stationarity (different behavior in different places). These geographical (spatial) aspects of the models violate the prerequisite for research using linear models that are commonly used. Within the model, the significance of the selected territorial characteristics (for example: availability of public transport, air quality, accessibility of recreational areas, local urban structure, level of noise in the place and others) will be tested for real estate prices, all in the capital city of Prague, region. The impact of environmental attributes will therefore be evaluated through the award. In order to determine the influence of territorial characteristics on the value we will use statistically validated methods of regression analysis extended by selected spatial survey, which are commonly used for similar purposes in foreign works.

The research project is part of the practical phase of the thesis, which deals with the theme models like the methods of assessing the sustainability area. The research project focuses on the application of analytical data, especially real estate real estate information, to evaluation models that are practical part of the dissertation. Within the model will test the significance of selected regional characteristics (for example, public transport, air quality, access to recreational areas, local urban structure, the noise level in the spot and others) at the price of real estate, all in the capital city of Prague, possibly extending to the metropolitan region. Through prices will therefore evaluated the effect of environment attributes. To determine the influence of local characteristics to be used statistically validated methods of regression analysis, which is similar purposes commonly used.

Annotation
The research is part of the solution and the practical phase of the dissertation topic models as a method of assessing the sustainability area. The research focuses on the process of obtaining a real estate data to models in question, which will be further tested in the framework of the dissertation significance of selected regional characteristics. Of the theoretical and practical tests already carried out, the most appropriate method proved to machine processing of data presented on the Internet. Such processing machine replaces costly, the activity of the respondents consuming and problematic sociological survey through questionnaires in order to detect preferences in real estate data. Preference is in this case expressed in price. The research aims to create an automated system for obtaining such data. The main areas of interest are the property of type apartments and commercial space.

Annotation
The project will provide the systematic overview of the state of art of simulation modelling used for evaluation of spatial development of cities in the Czech Republic and abroad. The overview will be accompanied by several case studies that will provide in depth analysis of selected applications of simulation models for assessment of spatial development of particular cities.
