Annotation
The project is focused on the research of modernist housing estates. The aim of this work is to fill the gap the research topic of housing estates with urban-economic perspective. In the Czech Republic, almost one third of the population lives in housing estates. The undeveloped space of this modernist urban structure occupies approximately 70% of the area, which is essentially also a public space. If we compare it with other types of urban structure, we get result, that public funds must pay more, or reduce care about the public space. The quality and usability of public space has a long-term impact on the social and economic sustainability and stability of this environment. In practice, the main care and investment go to the building, to the facades and externals opening. Main reason is thermal energy properties and end of life of facades. More and more investment are focused to improve the quality of public space, but without conception and often destroys possibility latter conceptual interventions, make it difficult or even impossible. The research is focused on the housing estate as a whole, especially on the open space of this urban structure and tries to evaluate and describe the quality of the built environment. And try to evaluate its possible transformation in selected studies using a calculation model that evaluates costs and benefits. We are focused on the situation in the Czech Republic and compared it with some experience from world. It also analyzes the field of urban economics, which is not so widespread in the Czech Republic. It verifies and applies terminology, shows the studied part of the area of values and quality of public space, built environment. It is inspired by the application of value evaluation methods in other fields, such as ecology, in studies of natural ecosystems, where evaluation methods are often used to translate quality and benefits into the financial plane. The topic of dissertation is the introduction of "townhouses" as a kind of individual housing in the urban environment. Townhouse is a type of family, terraced house with multiple living rooms. Usually with three or more floors. The height significantly exceeds the width of the house. With regard to common construction structures, technical and spatial solutions, such as common parking, energy, etc., it is more of a hybrid typology. That is, a combination of individual housing and apartment building. From an urban point of view, townhouses represents a type of urban living, especially as an example of high density low-rise housing. Currently, no similar type of housing has been realized in the Czech Republic, but from a historical point of view, the townhouse is similar to the burgher houses, which represented a traditional townhouse combining a place for housing and work. Over time, the livelihood has turned into a representative function. The main objective is to find a suitable type of towhouse focused on the environment of the Czech Republic. The effort is to provide a comprehensive picture of this type of urban terraced single family house. Correctly define what the townhouse is. Find the appropriate target group that wants to live in townhouses and analyze their housing requirements. To analyze typology and spatial characteristics of townhouses and their connection with the urban pattern in view of the context of Czech legal legislation. Based on these goals, the work is then structured. The first phase of the research deals with the definition of the term "townhouse" itself, with the analysis of the traditional burgher houses, which is the historical period of today's townhouses, and with the provision of overviews of the current state of the problems in the world. Annotation
The proposed draft of the new Social Housing Act, which is being currently prepared in the Czech Republic, has became a catalyst among experts for a renewed debate on spatial standards of dwelling units in subsidized housing. The proposed project aims to map the development of spatial standard of housing in post-war period in Czechoslovakia until 1989. The project helps to understand the interconnection of buildings' spatial parameters with the cultural and economic reality and also how to work with this data within the framework of state and municipal housing policies.
