Annotation

Currently, the functioning of the village is strongly influenced by its proximity to Plzeňboth physically and administratively. The structure of newer development is defined by a rapid growth that may intensify in the foreseeable future. This development is desirable to shift away from the current trend of replacing the surrounding landscape with sparse suburbs and instead utilize it to create a quality and self-sufficient settlement. Continuation of the development of extensive areas in the outskirts with low-intensity suburbs will, according to studies provided by the city of Plzeň, unequivocally deepen the fiscal and sociological problems of the municipality. This work aims to outline an alternative development approach in the form of creating an intensive and self-sufficient settlement while respecting the current character of the village. The fundamental pillar of improving the state of the settlement is its densification. The proposal utilizes part of the area designated for development by the urban plan, while ensuring that the boundaries and character of the built-up areas respect the limits defined not only by urban planning but also by the natural conditions of the site. For the new development, a density of 60-70 inhabitants per hectare has been chosen. This value will allow for a significant intensification of the settlement while maintaining its village character. The proposed development is situated in three locations with direct contact with K Sinoru Street. Appropriate civic amenities are proposed within the local centers of these areas. The project can be viewed in four layers: Pedestrian connections within the settlement, between the village and the outskirts Intensive residential development of smaller apartment buildings and family houses A system of public green spaces, its connection to the surrounding landscape, and a stable boundary between the built-up area and the outskirts A robust system of public facilities, utilizing significant public elements to create local centers.
